Process & Timeline
Most projects are completed within 1–2 weeks of receiving your project materials. The exact timeline depends on the scope and complexity of the rendering — a single-lot site plan typically comes in at the faster end, while a multi-phase development with several view angles may take closer to two weeks.
We'll give you a specific timeline estimate when you submit your request, and we keep you updated throughout the process.
Once you submit a request, here's what happens:
- Intake & scoping — We review your project details and confirm the scope, deliverables, and timeline.
- Materials review — We work from your site plans, surveys, or other documents. No site visit is required.
- First draft — You receive your initial rendering for review.
- Revisions — We incorporate your feedback through up to two revision rounds.
- Final delivery — Your finished rendering is delivered in the formats you need.
No. Parcel Vision works entirely remotely. We build our renderings from your existing documents — site plans, surveys, plat maps, architectural drawings, or aerial imagery. You don't need to coordinate a site visit, and we can serve clients anywhere in the country.
We work from whatever documents you already have. Useful materials include:
- Site plans or plat maps (PDF, DWG, or image formats)
- Survey drawings or boundary maps
- Architectural plans or renderings (if available)
- Aerial or satellite images of the parcel
- Any photos of the land, structures, or surrounding area
Don't have all of these? That's fine — we'll tell you exactly what we need when you reach out.
Every project includes two rounds of revisions at no additional charge. We want the final rendering to accurately represent your vision, so we take your feedback seriously at each stage. If a project requires additional revisions beyond the included two, we can discuss options on a case-by-case basis.
Yes. Because everything is done remotely, we work with clients across the United States. If you have a project, we can handle it regardless of where the property is located.

We deliver high-resolution files suited for both print and digital use. Standard deliverables include print-ready PNG or PDF exports, and web-optimized versions for online listings, presentations, and social media. If you need a specific format or dimension, just let us know when you submit your project.
Our renderings sit at the intersection of both. We aim for a clean, polished look that reads as realistic and professional — accurate enough to represent the site credibly, but refined rather than photographic in a way that can feel cold or overly technical. The goal is something that communicates clearly to a non-technical audience: a homebuyer, an HOA board, a planning commissioner, or an investor.

Yes — all rights to the final renderings transfer to you upon delivery. You can use them in MLS listings, broker packages, investor decks, HOA communications, planning board applications, digital ads, print materials, or anywhere else you need them. No attribution is required.

Pricing depends on the type of rendering, the number of views or angles, the complexity of the site, and any special requirements. We provide a project-specific quote after reviewing your materials. Visit our pricing page for general ranges, or contact us for an exact number on your project.
Depending on our current workload, expedited turnaround may be available. Reach out with your deadline and we'll let you know what's possible. Rush projects may carry an additional fee.
The two included revision rounds cover feedback before the final file is delivered. If you need changes after receiving the final rendering — for example, because your site plan changed or a new phase was added — we can accommodate those as a separate project at a reduced rate. Just get in touch.
For Developers
Yes. Early-stage renderings are one of our most common requests. We can work from rough site layouts, conceptual plans, or even basic sketches. Visualizing a project early helps with stakeholder alignment, investor conversations, and zoning or entitlement presentations — and it's easier to refine the rendering as the plan matures than to wait until everything is finalized.
Absolutely. Clear, professional site visualizations are a standard part of planning board and city council presentations. They help decision-makers understand the scope of a project faster than a technical drawing, and they demonstrate that a developer has thought seriously about how the site will look and function. We produce renderings specifically suited for public hearings and entitlement packages.
Yes — we can produce phased renderings that show each stage of a development individually, as well as a composite view of the completed project. This is particularly useful for pre-selling lots in early phases while the full build-out is still in progress.

Yes — this is one of the most effective uses of a site rendering. We can visualize planned pools, clubhouses, walking paths, green spaces, playgrounds, entrance features, and other amenities based on your site plans and design intent. A before/after rendering is ideal for this situation. We show current conditions side by side with the proposed improvements, making it easy for homeowners to understand exactly what they're voting on. Raw land is notoriously hard to sell because buyers struggle to see its potential. Not necessarily. We can create a conceptual rendering that illustrates one plausible use for the land — for example, a hypothetical 12-lot residential subdivision — based on zoning, acreage, and common development patterns in the area. Yes. All rights transfer to you upon delivery, so you can use the rendering in MLS listings, LoopNet listings, broker emails, print flyers, or any other marketing material. We can also provide multiple export sizes — one optimized for print and one for digital — so you have the right file for each use.
